Tuscaloosa Surgical Center – Surgical Care Affiliates (SCA)

Project Overview

PRECAP’s managing principal represented over 50 physicians that built and owned this ambulatory surgery center (ASC) and attached medical office building located in Tuscaloosa, Alabama. Prior to taking the asset to market, the ASC businesses partnered with Surgical Care Affiliates (SCA), one of the largest surgery center operators in the country. Upon initially meeting with the client, SCA had less than five years of lease term remaining on their 20,000 square foot surgery center. Ownership was advised on their negotiation of a new 15 year lease term which added significant value upon sale. The asset was purchased by a private real estate investment trust (REIT).
