Project Overview

PRECAP’s managing principal represented the physicians that developed a Quad Cities gastroenterology group and endoscopy center with over ten providers. This 34,000 square foot foot facility is located across the street from a hospital in a strong medical location within the community. Prior to taking the asset to market, Heartland Clinic and the ambulatory surgery center (ASC) were acquired by Covenant Surgical Partners, a national surgery center operator. During the transaction, Covenant Surgical Partners was acquired by one of the largest private equity firms in the country, Kohlberg Kravis Roberts (KKR). The client was consulted on obtaining a brand new 15 year lease prior to sale. The asset was sold to a public REIT via an umbrella partnership real estate investment trust (UPREIT) structure.
